Planning the work
Roof repair or replacement: how to compare the recommendation
Homeowner advice from Big Ben Roofing Ltd
One slipped tile does not explain the condition of an entire roof. Equally, a patch may leave a wider problem unresolved. The useful question is what the assessment has found and how the proposed work addresses it. An age estimate or a photograph of one defect should not be the whole explanation.
Treat repair and replacement as scopes to compare. Ask for the affected areas, the condition of adjacent details and any uncertainty to be described. That gives you a practical basis for deciding what to commission.
Start with the defect, then look at the surrounding roof
Ask the contractor to distinguish the immediate fault from general wear and hidden areas that have not been inspected. Is the recommendation for one junction, one slope, the covering across the whole roof, or a structural issue requiring specialist input? Request labelled photographs where available and an explanation that relates each proposed task to a finding.
A repair proposal should explain what will remain in place. A replacement proposal should explain why a smaller scope is unsuitable. Neither answer needs to promise a precise remaining lifespan for components that have not been fully examined.
Compare options on the same boundary
Write down what each option includes before comparing the totals. One quotation may cover the waterproofing alone while another includes insulation, roof edges or rainwater work. Ask how access, temporary weather protection and waste removal are handled, and whether previously repaired areas have been included in the assessment.
- Which parts are being renewed, repaired or retained?
- What evidence would change the recommendation after opening-up?
- What does each option leave unresolved, and how will that be recorded?
Consider the building as well as the covering
Changing a roof covering can bring structural, fire performance and energy-efficiency considerations. Planning Portal describes how re-roofing can require Building Regulations approval, particularly when the covering changes or thermal work is involved. Ask who will establish the requirements for the actual proposal and who will arrange the relevant inspections and completion information.
Planning permission is a separate question. A flat, listed building, conservation setting or alteration to the appearance may need additional checks. Contact the appropriate authority for the property rather than assuming that a neighbour’s project establishes permission for yours.
Make room for uncertainty without leaving it open-ended
Some roof condition only becomes visible when the covering is removed. Ask what the quote assumes about the deck, battens or supporting structure, how additional findings will be shown, and whether any extra work requires written agreement before it starts. Request a clear contact for decisions while the roof is open.
If two contractors reach very different conclusions, ask both to explain the evidence and inspection limits. For a major or unclear structural concern, an independent surveyor or structural engineer may help define the problem before you commit to a construction scope.
Questions to keep beside the quotation
- What is the defect, and which evidence supports the proposed scope?
- What is retained, and what limitations does that leave?
- Who checks permissions, building control and any design requirements?
- How are concealed defects, variations and completion records handled?
