Leadwork & flashing · A focused guide

What is the difference between step flashing and roof soakers?

Published by Big Ben Roofing Ltd

Step flashing and soakers can form different parts of a roof-to-wall junction. The visible wall flashing does not by itself show the condition of every component beneath adjoining tiles or slates. Ask the roofer to identify the existing arrangement rather than assuming a photograph shows the whole waterproofing detail. Where a repair is proposed, establish whether the scope addresses the visible covering, concealed soakers or both, and what must be lifted.

Ask for the actual junction to be identified

Not every roof and covering uses the same arrangement. Share which slope meets the wall, whether the covering is flat or profiled and any earlier repair information. A sketch or labelled assessment photograph can explain the components more clearly than an unexplained material name. The relevant question is how the particular roof sheds water at that wall, not whether one familiar detail is visible.

Avoid comparing unlike flashing quotations

One quotation may replace a visible strip while another includes lifting covering to address concealed components. Ask both to identify their boundaries and any retained material. Establish how many tiles or slates may be disturbed and how replacement losses are allowed for. If opening-up is necessary to understand the junction, agree that investigation and reinstatement before treating a final repair scope as settled.

Useful details to record

  • Identify the wall and roof covering involved in the junction.
  • Ask for visible and concealed components to be distinguished clearly.
  • Confirm whether covering must be lifted to assess the soakers.
  • Compare quotations using the same junction and reinstatement boundary.

Use information already available from indoors or ground level. Do not climb onto the roof or disturb materials to complete this checklist.

Does new step flashing prove the whole wall junction has been renewed?

No. Ask what work was actually completed beneath the adjoining covering and what remains in place. The visible flashing is only part of the record; the written scope and assessment should explain the full arrangement included.

Background reading

General guidance helps frame the questions. The cause, suitable materials and scope depend on inspection of the particular roof.

Why is roof flashing pulling away from the wall?

Prepare an enquiry about an open flashing-to-wall junction and ask about the material, retention and condition of adjoining masonry.

Is split lead flashing the same problem as a loose edge?

Describe a tear, lifted edge or open junction accurately before agreeing how an existing flashing detail should be repaired.
