Roof leak detection & repairs · A focused guide
Is temporary roof protection the same as finding the leak?
Published by Big Ben Roofing Ltd
Temporary protection and leak diagnosis have different purposes. A measure intended to reduce immediate exposure does not by itself establish the original entry point or complete the permanent repair. Ask what the proposed measure is expected to achieve, its limitations and what investigation follows. Its suitability depends on the roof, weather and safe access. Contact the team about current availability rather than assuming an online enquiry confirms attendance, and keep clear of damaged roofing or unsafe internal areas.
Record the immediate purpose
When protection is proposed, ask which area it concerns and whether the cause remains uncertain. Keep that description with the record of active water entry and any photographs already available. Do not interpret a short dry period as confirmation of the final diagnosis, particularly if the relevant weather has not returned. Temporary work should have a clear handover and a route for reporting deterioration.
Plan the follow-on decision
Agree how the roof will be reassessed, which findings are needed for a permanent proposal and whether further access is separate work. Identify who can approve the next stage and how any new costs will be discussed. Do not treat the temporary arrangement as a promised service life or assume it can safely remain indefinitely without reference to the actual conditions.
Useful details to record
- Ask what the temporary measure is intended to achieve.
- Record which causes remain unconfirmed.
- Agree the next investigation and approval contact.
- Keep temporary and permanent scopes separate in writing.
Use information already available from indoors or ground level. Do not climb onto the roof or disturb materials to complete this checklist.
If the dripping stops, has the permanent repair been proved?
Stopped dripping is a useful observation, but its meaning depends on the measure, weather and findings. Ask whether the original defect has been established and repaired or whether protection is still temporary and a further assessment remains necessary.
Background reading
General guidance helps frame the questions. The cause, suitable materials and scope depend on inspection of the particular roof.
