Pitched roofing · A focused guide
Is a gap at the edge of a pitched roof necessarily a defect?
Published by Big Ben Roofing Ltd
A visible gap at a roof edge needs identification before it is labelled a defect or sealed. Roof edges contain different covering, roofline and ventilation details, and a distant view may not show their intended arrangement. Describe its position, whether anything has moved and whether there is a new symptom such as debris or water entry. The assessment should establish what belongs at that location and whether the opening represents damage, an incomplete detail or part of the existing design.
Explain where the opening sits
Say whether it is beneath the lower tile edge, beside a sloping gable edge or near a ridge. A wider view should include the adjoining boards or gutter where visible. Note how recently you noticed the gap and whether an older photograph shows a change. Do not push material into the opening, remove a grille or assume an insect or bird concern permits disturbance.
Ask what function must be maintained
A proposed repair should explain the affected assembly and how it connects to the retained covering or roofline. Where ventilation is relevant, ask how the intended route will be preserved. A surface closure should not be agreed purely to make an opening disappear without understanding its purpose. The quotation can then distinguish roof-covering work from any separate fascia or soffit task.
Useful details to record
- Locate the gap at eaves, verge or ridge.
- Compare with an older image if one exists.
- Record associated movement, debris or water separately.
- Ask whether a ventilation function is involved.
Use information already available from indoors or ground level. Do not climb onto the roof or disturb materials to complete this checklist.
Should I temporarily block the gap to see whether it causes damp?
Do not alter an unidentified roof-edge detail as a test. It may have a function that needs preserving, and accessing it creates additional risk. Share the observation and let the assessment identify the detail and any appropriate action.
Background reading
General guidance helps frame the questions. The cause, suitable materials and scope depend on inspection of the particular roof.

Report the timing of insulation changes and roof moisture without moving materials or assuming either a rain leak or a ventilation diagnosis.
What does exposed underlay at a pitched roof edge tell me?
