Leadwork & flashing · A focused guide
Do marks below lead flashing prove that the roof is leaking?
Published by Big Ben Roofing Ltd
Marks below a flashing detail do not by themselves establish a leak or identify the metal. External staining, surface weathering and active water entry are separate observations. Describe where the marks appear, whether they change during rain and whether there is any internal damp. Ask for the material and junction condition to be assessed before agreeing replacement or cleaning. The proposal should state whether it addresses a confirmed defect, appearance or both.
Record the mark and its context
Say whether the mark is on tiles, masonry, render or another surface beneath the junction. Include its approximate extent and any known date of recent leadwork or roof repairs. Comparable existing photographs can show a change, but lighting may affect appearance. Do not scrub, apply chemicals or test material on the roof to prepare the enquiry; identification and treatment need separate consideration.
Separate waterproofing from making good
If a leak is found, agree the repair scope before deciding how to treat the visible finish. Ask whether cleaning or decoration is included and what limitations apply to the existing surface. If no roofing defect is established, request an explanation of what the assessment did and did not examine. Cosmetic work should have a defined purpose instead of implying that it proves the junction sound.
Useful details to record
- Identify the stained surface and the flashing detail immediately above it.
- Describe rain-related changes separately from a permanent visible mark.
- Mention recent metalwork and any internal damp or dripping.
- Ask whether the quoted work concerns waterproofing, appearance or both.
Use information already available from indoors or ground level. Do not climb onto the roof or disturb materials to complete this checklist.
Can a roofer identify lead from the colour of the staining?
A photograph or stain colour alone is not a reliable material specification. Share existing product records where available and ask how the metal and condition will be identified before agreeing a repair or a surface treatment.

Why is roof flashing pulling away from the wall?
Prepare an enquiry about an open flashing-to-wall junction and ask about the material, retention and condition of adjoining masonry.
